When individuals discover their dream home at the Gates of Edgehill Jamaica, their first step is to complete an offer to purchase. This can be facilitated either by their realtor or accessed via the Gates of Edgehill website.
Once this is completed, a Sales Agreement is prepared by our attorney. This Agreement covers all the details of the property sale, like the transfer date, parties involved, payment method, special conditions, and the Tax Registration Number (TRN) of the seller or buyer. If you’re living abroad without a TRN, don’t worry—you can easily register for one online at www.jamaicatax.gov if necessary.
Your lawyer will carefully go through the agreement for you, taking care of all the necessary sections. You’ll just need to provide a minimum deposit of 10% of the purchase price and pay the balance by a set completion date, which depends on the specific transaction. If you’re getting a mortgage, your attorney will also handle communications with the bank or lending institution.
Yes, the price might increase due to certified escalation, and possibly without notice. The escalation fee is 6% of the listed sale price. Along with this, the purchase terms and unit availability might also change without notice.
Typically, these include registration fees, attorney fees, property taxes, as well as “Stamp Duty” and “Transfer Tax.”
Stamp Duty
Stamp duty amounts to JMD $5,000 and is split equally between the buyer and seller
Transfer Tax
There is also a Transfer Tax of 2% of the purchase price of the property, which is paid solely by the seller.
Registration Fee
A registration fee of approximately 0.5% of the purchase price is payable to the Registrar of Titles. This fee is equally divided between the buyer (0.25%) and the seller (0.25%).
Annual Property Tax
Property tax is determine based on the unimproved value of the land i.e. excluding any buildings.
The sales agreement includes a six-month (180 days) defects liability period starting from the possession date. Any structural defects that are identified within this timeframe, will be rectified as defined by the agreement for sale, by the Developer at their expense within a reasonable period determined by the specific defect.

Yes, the development received approval from the Real Estate Board on January 9, 2009. Registration # DV/0784 and subdivision approval on September 10, 2009.

Typically, both the buyer and seller will mutually agree upon a closing date as specified in the Agreement of Purchase and Sale. On this day, the purchaser will settle the remaining balance of the purchase price in exchange for the property deed and typically receive the keys to their new home.
